Douglas Development Pitches Large Warehouse For New City Site Along New York Avenue

Plans are moving forward at the site of a long-planned project in Ivy City, however what is being pitched is a little different than previous iterations. 

Douglas Development has plans in the works to filed a planned unit development (PUD) and map amendment for the New York Avenue NE site that includes building a 186,000 square-foot warehouse and 200 parking spaces. Douglas also has plans to rehabilitate an old school building into retail. Plans will be presented to ANC 5C later this week. 

The new plans for the 15-acre triangular site at the intersection of New York and Montana Avenues and Bladensburg Road NE (map) are a change from what was pitched a decade ago. New CityDC was originally proposed around 2015 and included a project with 550,000 square feet of retail, 156 hotel rooms, 430 apartments and 2,800 parking spaces.

While there has been no movement on that concept, Douglas has indicated that they are moving forward with the warehouse plan now, but watching markets to see when it makes sense to move forward with the rest of the project.
